Best Practices Quick Tips

Once you accept a Movoto client, you should call the client immediately, because a client not contacted right away moves on to the next website and the next agent. Don’t forget to update the Movoto app. Remember: the most important goal is to get the appointment! 

Step 1: Introduction

Hi, [Client’s Name], this is [Your Name]. I’m an agent at Movoto Real Estate responding to your request to see the property at [Address]. I hope you’re doing well. [Wait for a response.]

Purpose of the Call The purpose of my call is to set up an appointment to [show you the property at [address they requested], or get you more information on [address what they wanted more detail on]. 

Step 2: Set the Appointment

Set the I can meet you on [date and time] or [alternate day and time]. Would either of these work for you?

If YES Great. Let’s confirm then for [selected date and time].

If NO That’s OK. What day and time would work best for you? [Select an alternate time.] Let’s confirm then for [selected date and time]. 

Step 3: Choose the Place

Choose the Place I can meet you at [address of property], my office or [their choice]. What works best for you? That works. Let’s meet at [their choice].  

Step 4: Buyer Consultation

Are you a first time buyer, or have you purchased a home in the past? That’s good to know. Thanks for sharing that. [Expand the conversation if the buyer is willing to talk further. You can discuss time frame, needs/wants in a home, areas/neighborhoods, any concerns, etc.]  

If FIRST-TIME BUYER During our meeting, I’d like to spend a little time going over the home buying process, understanding what you’re looking for and getting to know you better. Buyers I work with find a high level orientation very helpful. Will that be OK with you?

If REPEAT BUYER During our meeting, I’d like to go over some changes in the home buying process since you last purchased a home. I also want to understand what you’re looking for and get to know you better. Will that be OK with you?

[Regardless of whether they are First Time or Repeat, use the below to answer the Buyer question “Will that be OK with you?”] 

If YES Great. It just takes about 15 to 20 minutes.

If NO No problem. We can set up a free buyer consultation after you’ve looked at the property.

Step 5: Exchanging Information

Do you have a pen and paper handy? I want to give you my name again, plus my Your Info/ contact info. [Give your name and spell it, then your mobile phone and email.] Let me just confirm our appointment. [Date, time and address of the property or your Confirm / End office.]

Is this the best number to reach you? [Repeat the number]  

I’m looking forward to meeting you, [Client’s Name]. Goodbye. 

Last Tips:

  • Make a second attempt at setting an appointment for a consultation at the end of STEP 4: “It’s is actually very helpful to go over the buying process. Could we set up a time to do this?”
  • Even if the client says no to a buyer consultation now, be sure to ask again at the house.
